Born and raised in Waxhaw, North Carolina, Cheryl Sain began her real estate journey in 2001 after serving in the United States Air Force. She launched her career in residential sales but quickly discovered a deep passion for lots and land. While she remains active in home sales to stay connected with the residential market, Cheryl has built her reputation around land expertise.
Throughout her career, Cheryl encountered a common theme: many residential agents, brokers, and even investors felt overwhelmed by land transactions. Often told that “land deals are too complicated,” they were encouraged to simply refer those opportunities to the “land guy in the office.” But Cheryl saw something deeper—these professionals weren’t incapable; they just lacked access to proper guidance and education. No one was teaching them.
In response, she authored Ten Things You Need to Know About Land—a practical, approachable guide designed to teach in a matter of hours what took her years to master. Her mission is simple: to make land knowledge accessible, understandable, and empowering for real estate professionals.
Cheryl firmly believes that since every home sits on a piece of land, agents owe it to their clients to understand what lies beneath. With the right tools and knowledge, anyone can confidently step into the world of land transactions—and maybe even become the next “land expert” in the office.
